“What a beautiful house, Rick,” my wife stated to me moments
after we left the four bedroom two and one-half bath colonial model home being
offered by Jason Brothers in Wilton, Connecticut. “I want you to make the
numbers work, Rick,” she added, after she had taken a sip of the iced chocolate
cinnamon hot chocolate the sales representative had given us when we left
referring to me applying my financial skills to our family’s financial
condition that would quality us for the house.
“I know we have the down payment, so that piece of qualifying
is a certainty,” I stated to Janet as I clicked the car door opener moments
after I had taken a sip of my iced chocolate cinnamon hot chocolate.
“So what’s your concern?”
“Our debt ratio is about four points higher than the bank’s qualifying
percentage.”
“Is that something major that might prevent us from getting
the house?” I asked. “You know, Rick, you are always telling me you’re the “leverage
king” so I’m counting on you to work your “magic” and made the numbers work,” I
added, looking him squarely in the eye as I raised my container of iced
chocolate cinnamon hot chocolate to take another sip.
“Not to worry, Janet, I think I already have the solution.”
“What’s that?”
“Since we’ll have extra cash after our down payment and
closing costs, I’ll tell the bank we’ll pay off $12, 500 in credit card debt
prior to closing and that should put us about one point under the banks
qualifying ratio.”
“Your savoring every minute of this mortgage financing
process, Rick, and your loving it.”
“Not really, Janet, but I’ll tell you what I am savoring.”
“What’s that?”
“This Sippity iced chocolate cinnamon hot chocolate. It is
absolutely delicious.”
